Your contractor account
Contractor profiles are set up by the platform and the managers you work with. In your portal, link the complexes you service — this drives your dashboard and which jobs reach you. Your contractor dashboard shows your dispatched work, your site check-ins and your profile details.
How you receive work
When a property manager or strata manager needs a job done, they dispatch a work order to you from the contractor directory. You receive it by email, including:
- The job title and full description
- The trade category (plumbing, electrical, structural, etc.)
- The property address and unit number
- Site contact details and access notes
- Any spend limit or pre-authorised budget
Submitting quotes
For quote requests, provide your estimated cost before work begins:
- If your quote is within the spend limit, the job proceeds straight to scheduling.
- If it exceeds the limit, the request is automatically sent back to the manager for approval. This protects everyone from unexpected costs — and it's normal, not a rejection.
Compliance: your licence and insurance
Dwell tracks your trade licence and public-liability insurance expiry dates:
- A warning appears when either is within 60 days of expiry.
- A compliance lock blocks new work-order assignments once either has expired.
Keep your details current by asking the strata manager to update your record when you renew — expired compliance means missed jobs.
Ratings and feedback
After a job is completed and the invoice approved, the manager is prompted to rate your work: 1–5 stars plus optional written feedback. Ratings are visible in the contractor directory and help you build a reputation for quality.
Good ratings plus valid licence and insurance make you rank higher in dispatch pickers — especially when a manager marks you as a preferred contractor.
Checking in on site
When you arrive at a building, open its complex page and check in on the Site log (optionally noting the unit you're attending), then check out when you leave. It creates an honest timestamped record for the manager — and it keeps you visible as the professional on site.
