The complex page.

Every unit plan in the ACT has its own page on Dwell โ€” the hub for everything related to that building: community, events, maintenance, documents, levies, polls, contractors and the site log.

Community tab

The Community tab is the building's noticeboard:

Events tab

See what's coming up โ€” AGMs, social gatherings, maintenance windows and more. Click an event for full details, then RSVP with Going, Maybe or Not going. Your response helps organisers plan.

Levies, polls, documents and contractors

Levies

The Levies tab shows levy records per unit: the period (for example Q3 2026), amount, due date and status โ€” upcoming paid overdue. Filter by status to spot anything overdue quickly. Strata managers add and update records as payments arrive.

Polls

When your strata committee runs a poll, it appears here. Open the poll, choose an option and submit. You can change your vote any time before the poll closes โ€” your latest choice replaces the earlier one. Results are visible as votes come in; strata managers close the poll when voting ends.

Documents

The Documents tab is the building's filing cabinet: by-laws, AGM and committee minutes, insurance certificates and levy notices, organised by category and sorted newest first. Click a document to open or download it.

Contractors

Browse the complex's vendor register: trade category, contact details, star ratings and compliance status โ€” valid, expiring soon or expired / locked. A compliance lock means the contractor's licence or insurance has lapsed, and Dwell blocks new work-order assignments until it's renewed. Managers can mark contractors as preferred so they rank first in dispatch lists. See For contractors.

The site log

The site log records contractor visits to the building. Contractors check in when they arrive (optionally noting the unit they're attending) and check out when they leave, with timestamped, append-only notes โ€” no GPS tracking, just an honest record of who was on site and when.

Common-property visits are strata-only

Visits logged against common property (no unit) are visible to the strata manager and administrators โ€” they are not shared with unit-level landlords or property managers.
