Per-unit, not per-complex
On Dwell, property managers are scoped to individual units. Your portfolio in the portal lists every unit you manage — there's no limit, and units can span any number of complexes. The administrator assigns your firm's portfolio, so the system always reflects who genuinely manages what. You won't appear as a complex-level contact; the strata manager holds the complex-level role.
Your dashboard
The property-manager dashboard aggregates work orders, tasks, call logs and activity across every unit on your rent roll — a single morning-coffee view of what's moving today.
Work orders
Create, dispatch and manage work orders through the Maintenance tab of any complex where you manage a unit. The essentials:
- Create requests for your units — standard work orders, quote requests, cost estimates or warranty claims.
- Dispatch to contractors from the directory, filtered by trade. Preferred contractors rank first.
- Set spend limits to prevent budget overruns — if a quote exceeds the cap, the request automatically reverts to a quote request for your approval.
- Approve quotes and invoices, and rate contractors once a job completes.

Contractor directory
The Contractors tab shows every registered trade contractor. Check compliance at a glance — valid, expiring soon or expired / locked — see aggregated star ratings and feedback from past jobs, and mark contractors as preferred for faster dispatch.
What property managers don't do
Community posts, announcements, events, documents, levies and polls are strata-manager duties. You can read them all, but the editing controls for those features stay with the strata manager of the complex. If a building-level change is needed, message the strata manager (see Messages & notifications).
Day-to-day workflow tips
- Log inbound calls with the + menu's phone-call tool — it drafts pre-filled maintenance requests straight from your call notes. See Quick actions.
- Use notes and reminders to track callbacks; they live on your private task list.
- Contractors check in on site themselves — follow the Site log to see who attended your units and when.
